You own a business in Lansing, and your parking lot is often the first thing customers see. It’s got to look good and be safe. But when’s the best time to tackle asphalt paving or repairs around here? It’s not as simple as picking a random Tuesday. Our Michigan weather plays a huge role, and if you don’t plan right, you’re just throwing money away.

When to Schedule Your Commercial Asphalt Work

For big jobs, like a whole new parking lot or a major resurfacing, you’re looking at spring, summer, and early fall. That’s our prime window. Why then? Because asphalt needs warm, dry conditions to cure properly. When we lay down hot asphalt, it’s got to cool down and compact. If it’s too cold, it cools too fast, and you don’t get the proper compaction, which means it won’t last as long. If it’s too wet, that’s a whole other set of problems.

Spring is great, usually from April to June. The ground has thawed, and we’re getting consistent warm days. It’s a good time to get on the schedule before everyone else does. Summer, July and August, is also excellent. Long, hot days are perfect for asphalt. Just be mindful of those intense heat waves; sometimes we have to adjust if it’s just too scorching, but usually, it’s ideal.

Early fall, September through October, can still work. The days are still warm enough, and the nights aren’t dipping too far below freezing yet. But you’re pushing it a bit as we get closer to November. Once those overnight temperatures consistently hit the 40s or lower, it’s really not ideal for new paving.

For smaller repairs, like patching potholes or crack filling, we have a bit more flexibility. We can often do those into late fall, as long as the ground isn’t frozen and it’s not actively raining or snowing. But for sealcoating, you absolutely need warmer temps – usually above 50 degrees Fahrenheit and no rain in the forecast for at least 24-48 hours. That stuff needs to dry and cure correctly.

How Lansing Weather Affects Asphalt Work

Our Michigan climate, especially here in Lansing, is tough on asphalt. We get those brutal freeze-thaw cycles all winter, and then the spring rains. That’s what causes most of the damage. Water seeps into tiny cracks, freezes, expands, and then thaws, leaving bigger cracks and potholes. It’s a constant battle.

When we’re doing a job, we’re always watching the forecast. Rain is the enemy of fresh asphalt. It can cool the mix too quickly, wash away tack coats, and just generally mess up the whole process. We need dry conditions, both for the existing surface and for the new material. Temperature is key too. The asphalt mix itself comes out of the plant super hot, around 300 degrees. We need enough ambient temperature for it to stay workable long enough to be laid and compacted properly. If it’s too cold, it stiffens up too fast, and you end up with a less dense, weaker surface.

Another thing to consider is the ground itself. Lansing has a mix of soil types, and some areas, especially near the Grand River, can have higher clay content. This means they hold more moisture and can be prone to heaving if not properly prepared. We always make sure the sub-base is stable and well-drained before we even think about laying asphalt. You can’t build a good parking lot on a bad foundation.

Protecting Your Investment Year-Round

Once you’ve got a nice, new parking lot, you want it to last. Here’s what you need to do:

  • Sealcoating: This is your first line of defense. Think of it like sunscreen for your asphalt. It protects against UV rays, water penetration, and spills like oil and gas. We recommend sealcoating every 2-3 years for commercial properties, depending on traffic. It makes your lot look sharp and extends its life significantly.
  • Crack Filling: Don’t let small cracks become big problems. As soon as you see them, get them filled. This stops water from getting underneath the asphalt and causing those terrible freeze-thaw damages we talked about. It’s a relatively inexpensive repair that saves you a lot down the road.
  • Pothole Repair: Potholes are not just an eyesore; they’re a liability. Someone can trip, or a car can get damaged. Get those fixed promptly. We use hot mix asphalt for permanent repairs, not just cold patch, which is really only a temporary fix.
  • Drainage: Make sure your drainage is working. Puddles that sit on your asphalt are bad news. They soften the surface and accelerate deterioration. If you have standing water, we need to address the grading or drainage system.
  • Sweeping & Cleaning: Keep your lot clean. Debris can hold moisture and cause wear. Regular sweeping helps a lot.
